BOARD OF DIRECTORS
AMBERLEIGH HOMEOWNERS ASSOCIATION
MAY 9, 2025
A meeting of the Board of Directors of Amberleigh Homeowners Association was held May 9, 2025 at the home of Mark Beales, Director and President. Present at the meeting were: Mark Beales, Director and President; Roger Deffner, Director and Vice
President; Tyler Davis, Director and Treasurer; Mary Spalding, Director; Julie Cole, Director and Secretary, and Michael Beaumont, Landscape Committee. The meeting was called to order by Mark Beales at 7 pm.
The topics covered were as follows:
Committees: There was discussion about re-forming committees, ideally with three people minimum on each.
Directories: The Amberleigh directories are located on PayHOA under “Documents”, but the Download function works a little differently than that on other websites. Also, downloading documents isn’t convenient for all homeowners. There was discussion about sending it out more often and/or printing it and distributing it. New people could be greeted in person and handed a printed version. The pros and cons of including a roster of officers and committee heads were also discussed.
Arborist’s Report: MCCA has been given a copy of the report. Several trees need to be removed, and several trees have limbs that need to be trimmed.
PayHOA: Roughly 1/3 of Amberleigh homeowners are still paying their dues by check. A few complaints have been received from homeowners who received notices that they had not paid. Tyler plans to write up a brief explanation of how this works in PayHOA, a budget explanation, and a state of the finances letter.
Landscape: The irrigation system is in good shape. The trees that were planted earlier in the year that turned out to be an incorrect variety have been dug out and will be replaced with Pacific Maples in October. Since the error was made by the nursery through which we purchased the trees, the new trees will be provided at no cost to Amberleigh. Mary brought up the appearance of the pillars at the entrance that are turning green. Mark thought he would be able to pressure wash them.
Lighting: Mark replaced all the gazebo lights. The bill for the light bulbs has gone to Tyler. Tyler has documented in PayHOA that the money is for reimbursement to Mark.
Goodbye to Michael Beaumont: The Board presented a gift card to Michael in appreciation for all of his years of service in Amberleigh. His knowledge, attention todetail, and the gracious way he has handled issues over the years will be greatly missed by all.
