BOARD OF DIRECTORS
AMBERLEIGH HOMEOWNERS ASSOCIATION
August 13,2025
The meeting of the Board of Directors of Amberleigh Homeowners was held on August 13, 2025, at the MCCA conference room. Present at the meeting were Roger Deffner Lot 69, Director and President; Mary Spalding Lot 45, Director and Vice President; Tyler Davis Lot 33, Director and Treasure; Mark Beals Lot 65, Director; and residents in attendance Wes Fujii Lot 8, and Eleonore Helm Lot 86 via GoToMeeting App.
We are now doing all meetings via Zoom on line, to be in compliance with Washington State regulations and will be held from now on at the MCCA office conference room for anyone who wants to attend in person or via zoom on line, all the next meetings are on the following dates:
November 12, 2025 - Quarterly meeting
February 11, 2026 - Quarterly meeting
May 13, 2026 - Quarterly meeting
June 3, 2026 - Annual HOA meeting which will be held in a larger conference room at City Hall
We had a comment from Wes Fujii saying he was happy with pruning and Elenore Helm saying she was happy to be able to attend via Zoom/on line.

It was suggested that all committee members read the rules and regulations.
Roster changes will go to MCCA and to Amberleigh with a copy put in Pay HOA documents.
Mark said that the lighting in the entry way have had to be replaced several times but the rest of the lighting throughout Amberleigh are doing good.
We are waiting for Al to set a date as to when he will be able to around Amberleigh with the irrigation committee and made a map of where all sprinklers are and if they are in good working order and the ones that are not in good working order will be fixed or replaced. Over the years residents have requested that sprinklers next to their house be turned off, this way we will know which ones need to be turned back on if that resident moves.
We took down 9 tress several months ago and replanted them but it turned out the nursey provided the wrong trees ones so they had to be removed, and the correct trees will be planted this fall along with 10 more tress will be removed and replaced. This should be the end of the tree removal and replanting to make everything safe for the home owners.
We discussed the need to clean out the greenbelt space and whether it is cost effective to do so.
We discussed the need to impress on homeowners to maintain their homes accordance with the bylaws, because if homes are not kept up it reflects on the rest of Amberleigh.
When doing any painting or changes to the outside of your home you need to make sure the request goes to Amberleigh HOA first and then Amberleigh HOA will forward to MCCA for approval, this needs to be done with new paint color swatch even if you are going to repaint with the same color because colors fade over time. Any other changes also need to be submitted with plans. When submitted to MCCA for approval they will come back in a timely manner. Pay HOA has a copy of all paint changes in the document section so that any new resident can see it.
Tyler said that we had about $44,000 in invoices but only $42,000 was collected. Also Pay HOA is doing well for our needs. Tyler requested all residents to please get their dues in on time, and if get a late notice does not mean you did not pay just that it may have not been processed yet. We purchased a new Go To Meeting license which allows 150 residents to participate in on line meetings. Utility services are all within budgets. The 9 tress that we previously purchased was about $6,500, we will be getting bids for removal 10 tress to be removed this fall which The Board will consider and approve prior to any work being completed.
We have a reserve of about $111,000 which is excellent, and we don’t anticipate any major costs currently. It is required by Washington State regulations that we review and maintain an adequate reserve fund.
Currently, the only ongoing costs, other than the tree projects mentioned previously, are changing the streetlight bulbs and what we can’t fix ourselves, Schneider Electric will provide the service. Our retention tanks will need to be cleaned out at some time, the City Mill Creek will let us know when that needs to be done. The city is responsible for the inspecting the tanks.
Mark stated that the trees on the street and sidewalk outside of Amberleigh are up to Mill Creek to maintain.
Roger also said that all meeting information is available on Pay HOA under documents.

The audit was done July 29, 2025, by Mary Spalding, Julie Cole and Eleonore Helm and everything was great.
Roger Deffer adjourned the meeting at 8pm.
